How do I choose the right block of land to build on?

Choosing your block of land is a key decision that effects every aspect of building a home. Key considerations in choosing a block should be (but by no means is this an all inclusive list):

 

  • Orientation to north, how the sunlight will impact upon potential designs.

 

  • Cost of heating and cooling the home and compliance with BASIX regulations in NSW based upon how exposed the block is to the elements.

 


  • Council regulations and restrictions including height, boundary setbacks and floor space ratio (maxmum % you can build on and how this is calculated).

 

  • Zoning and DCP regulations that may allow multiple dwellings or just single homes.

 

  • Slope of the block and additional building costs due to the slope.

 

  • Soil condition and depth of solid rock for piering. If rock is too shallow you may need to cut through the rock, and too deep you piering may cost you a fortune. 

 

  • Site access, how easily can a builder get heavy machinery onto site as this will effect construction time and cost.

 

  • Natural water courses, bushfire upgrade requirements or easements can also be problematic.

 

  • Building covenants may also exist on the land from council or the developer such as certain types of building materials... i.e. Colorbond roof and rendered facade might be required which whilst it may look great may not suit the design you have in mind and will add to the cost.

 

  • Adjoining homes that are under construction that could impact upon views, sunlight or amenity.
